Booking Conditions

You can submit an availability request and wait for our reply. After your request, you will receive a non-binding offer. The booking is considered confirmed only after our written communication and upon payment of the deposit, which must be made within 3 days of our confirmation. If the payment is not made within the required timeframe, the booking will be considered void.

Payment

A confirmation deposit must be paid within and no later than 3 days from the date of the booking confirmation. If the deposit is not received by the stated deadline, the booking will be nullified. The same applies to the balance: if it is not paid, the booking will be canceled.

The confirmation deposit is equal to 30% of the total cost of the stay and must be paid by bank transfer. Pursuant to Article 1385 of the Italian Civil Code, this deposit is non-refundable in the event of cancellation or no-show.

The remaining balance must be paid 30 days before arrival.

Cancellation Policy

All booking cancellations must be communicated in writing. For the specific cancellation terms, please refer to your booking confirmation.

Cancellations up to 30 days before arrival

If the cancellation is made at least 30 days prior to the scheduled arrival date, the confirmation deposit—equal to 30% of the total cost of the stay—will be retained.

Cancellations less than 30 days before arrival

If the cancellation is made less than 30 days before the arrival date, no refund will be given, as the balance of the stay is required and confirmed during this period.

Exceptions

If the accommodation is re-booked, even at a discounted rate, the amount actually received from the new guest will be refunded, minus the retained deposit.

This policy ensures fair management of bookings and helps us provide a high-quality service to all our guests.

Force Majeure

Management declines any responsibility for disruptions caused by service outages, accidental equipment failures, or other force majeure events. No liability is accepted for damage caused by other guests, weather phenomena, natural disasters, epidemics, illnesses, or theft.
